Zoning
The Township of East Zorra-Tavistock's Zoning By-law divides land in our community into categories that detail a property's permitted uses as well as regulatory and general provisions. The Chief Building Official cannot issue a building permit for a building or land use that does not conform to our Zoning By-law. Zoning By-law Amendments
If you're planning to develop a property that does not conform to our Zoning By-law, you must [apply for an amendment]. Council approval is required, but a change can only be considered if the new use is allowed by the Township's [Official Plan].
Before you apply for rezoning, you can talk to the Chief Building Official for advice and information. You must complete an [application form] which requires information identified by the Minister and the Township. There is also an application fee as found in the User Fee Schedule.
Comprehensive Zoning By-law
You can view the text and maps of our Zoning By-law, which include amendments up to 2015 below. This information is provided for the purposes of convenience only. Contact us if you'd like to view the original by-law and its amendments, which are available in the Clerk's Office.
This by-law regulates the permitted uses of land and buildings, sets out physical characteristics for property development and provides regulation for items like parking, accessory uses, home occupations, storage, setbacks, etc.
In addition to being reviewed for compliance with the Ontario Building Code, all development applications are also reviewed for compliance to the Zoning By-law. Where compliance with the Zoning By-law is not possible, there may be options for a Minor Variance to the Zoning By-law or a Zone Change.
In order to avoid delays with your development project, you should contact the Chief Building Official before commencing with any development to determine what approvals will be required.
