Understanding Your Bill
How property taxes are calculated
Your property tax bill is made up of three main components:
- Education taxes - This tax rate is set by the Province of Ontario and remitted to your preferred local school board. To change your school board support, contact Municipal Property Assessment Corporation (MPAC).
- Municipal taxes - This tax rate is set by the Township to cover the cost of supplying municipal services as determined through the annual budget process. Revenues from provincial grants, user fees and other sources are deducted from the total expenditures, resulting in a final amount that needs to be raised through taxation.
- County taxes - A portion of the tax bill for all residents of the County of Oxford goes back to the County to support their role in supplying various services including Ontario Works, Social Housing, Library and Cultural Services and Land Ambulance.

Additional or supplementary taxes
Additional or supplementary tax bills may be sent in the following cases:
- If the property was not completely assessed at the time of preparation of the assessment rolls
- If a new building has reached completion or is occupied
- If a property has become taxable
You will receive a notice from MPAC indicating the new value, after which we will issue an additional tax bill.
